Travel  awards 2019 - sister city wins best micro hotel of the year

Most micro-hotels—those with a typical room size of 250 square feet or less—compensate for their modest proportions by doubling down on design frippery. Sister City, the first property in Ace Hotels’ new lower-priced brand, went the pure-and-simple route instead, taking inspiration from Finnish saunas, Japanese ryokans, and Montessori schools to create a haven of considered minimalism.

Northwind with Partners GFP and TPG Close on 100 Pearl street,                                     $430M loan Provided by Square Mile

Square Mile Capital Management provided a $430 million construction loan to GFP Real Estate and Northwind Group for their redevelopment of 100 Pearl Street in the Financial District, according to the developers. The owners will use the loan on the 970,000-square-foot property, formerly known as 7 Hanover Square, to modernize the more than 30-year-old building with a new lobby, mechanical equipment and infrastructure.

KeyBank Real Estate Capital has secured $88 million of financing in Federal Housing Authority loans for the Northwind Group, based in New York, to pay down a portion of a bridge loan KeyBank provided that was used to fund the acquisition of eight healthcare properties.

Northwind Provides $26M Mezzanine Loan for $169M Skilled Nursing Portfolio in New Jersey

Peace Capital and its affiliated operator Complete Care Management acquired a 930-bed senior living and skilled nursing portfolio in the Ocean County, N.J. area in a $169 million deal. The transaction was financed by a $26 million mezzanine loan from the New York City-based private equity firm Northwind Group, and a $131 million senior financing from KeyBank. Northwind’s head of senior living and health care Jonathan Slusher led the transaction for the private equity provider, with senior banker and senior vice president Henry Alonso working on the transaction for KeyBank Real Estate Capital.

sISTER CITY'S RESTAURANT Floret IS #2 On "Best New Restaurants In NYC" list

​In many ways, Floret is a standard hotel restaurant. It serves roasted chicken and a whole fish, and the big space tends to have a mix of families planning their NYC tours and semi-professional-looking people drinking wine during two-hour lunches. Oh, and it’s in a hotel - a new one called Sister City on Bowery. But the food is a big step up from most hotel restaurants. There’s veal breast with earthy, spongy morels, lamb ribs with a big side bulgar salad, pasta covered in creamy stracciatella cheese, and a fried bread appetizer that’s the best thing here. It’s like like a big, round churro, with ricotta for dipping, and it’s something you need to go out of your way to eat as soon as possible. You probably won’t have any trouble getting a table in the dining room, but try to sit on the outdoor patio, which has great people-watching thanks to its location next to the elevator that leads up to Last Light, the hotel’s popular rooftop bar.

TPG joins Gurals, Northwind on FiDi office redevelopment

TPG Real Estate Partners is joining the Gural family and the Northwind Group as the majority stakeholder on their deal to purchase and reposition the 7 Hanover Square office tower in the Financial District, sources told The Real Deal.

The real estate investment arm of private equity firm TPG Capital signed an agreement last week to form a joint venture with the Gural’s GFP Real Estate and Ran Eliasaf’s Northwind Group on their 
$308.5 million purchase of the 1980s era building, which is expected to close later this year.

Atelier Ace chose a 15-story building on Bowery, almost directly across from Prince Street, for its newest project, and the just-opened hotel is proving the allure of location. Sister City guests have the option to enter on Bowery (a big avenue) or through Freeman Alley, tucked away on Rivington Street.  Entry to the building can be granted at the tap of a room key, and with the hotel’s self check-in system, it’s possible to stay there with total autonomy. ​

Northwind Group, a private equity firm based in New York, last week announced a new health care lending platform for providing debt and preferred equity capital to seniors housing and skilled nursing real estate owners and operators.

​The offerings will include first mortgage-secured loans for acquisitions, refinancings, and other bridge needs for two- to five-year terms. Northwind will also provide up to 10-year mezzanine and preferred equity financing to operators and owners.

A new hotel just landed a new refinancing package.
Developer David Paz’s Omnia Group and the Northwind Group secured an $80 million mortgage for the new Ace Hotel on the Bowery, according to sources familiar with the deal.Bank Hapoalim provided the five-year balance-sheet loan for the 14-story, 200-key hotel, replacing previous debt from Bank of the Ozarks, property records show. ​

NYC Health + Hospitals, 100 Pearl Street, Financial District – 527,000 square feet
The nonprofit signed a 24-year lease for 527,000 square feet of space at 100 Pearl Street, which new owners Northwind Group and the Gural family purchased just over a year ago for over $300 million. Brian Waterman and Ira Rovitz of Newmark Knight Frank represented the tenant. The building’s landlords are the Gural family and Northwind Group.

NYC Health + Hospitals, GFP Real Estate (GFP), and Northwind Group announced the completion of a lease agreement for 526,552 square feet of office space at 50 Water Street. The agreement allows the public health system to consolidate multiple administrative office sites into one Lower Manhattan campus, improve operational efficiencies, reduce its office footprint by 20 percent, and reduce its real estate rental costs by $16.5 million in five years and by $203.1 million over the life of the lease. The 25-year, $758 million lease agreement was approved by the NYC Health + Hospitals Board of Directors on October 25, 2018.

​Northwind Group, a real estate owner-operator based in Manhattan, acquired a portfolio of seven skilled nursing facilities with a total of 1,037 beds in Ohio and northern Kentucky. Along with one 110-unit assisted living property, the total acquisition price was $182.5 million. All of the facilities are operated by Carespring Health Care, a Loveland, Ohio-based operator with 12 locations in Ohio, Indiana, and Kentucky.

​All Year Management makes its second appearance on June’s list thanks to a $69 million loan from TNW Capital for multiple properties in Brooklyn. TNW, a joint venture of Northwind Group and Princeton Holdings, loaned Yoel Goldman’s All Year a three-year, fixed-rate loan backed by several Brooklyn properties, including 65 Kent Avenue in Williamsburg and 1010 Bedford Avenue in Bed-Stuy.
